Most buyers are going to hire a home inspector after you accept their offer. You can get ahead of the game by getting your home inspected before you list it. Many issues are easy to correct. When a home inspector finds bigger items they can affect the value or sale of your home.

Common items a home inspector may find that have been known to affect a sale; foundation deficiency, wood decaying organisms (insects or fungus), leaks (most houses have leaked at some point), window & door issues, electrical hazards, pest infestation, structural deficiencies, and rotten pilings, to name a few.

Make the best first impression on buyers

You can start thinking about scheduling your inspection before you write an offer to purchase. A buyer inspection is the key to negotiating the price once you're under contract. Keep in mind, we are going to find defects. Some are to be expected. Every buyer has a different plan for their purchase and different expectations. When buyers attend the inspection we discuss findings in person. Your report will be full of color photos and comments from the inspection. We go to great lengths to be available to discuss the report/inspection and provide you with all the information you need to make decisions and move forward, whether that means avoiding a mistake or buying your dream home.

Know before you close. Protect your investment

Some of the most surprising inspections are new homes. There are many systems and components coming together and as a home is finished most of those systems have not been put under a working load yet. This is where Hawk Home Inspections excels because we have the reputation for being thorough and knowledgeable. Building code is interpreted by the code official. As you travel from town to town there are different interpretations and expectations. We like to think no builder is purposefully over-looking items, but it happens nonetheless. In most cases your builder warranty expires 1 year from date of CO. Before you get to that 11 month mark, you'll want to schedule a home inspection and identify all items that need to be addressed by your builder. We can also offer helpful recommendations and insight into your new home.
